Where to Stay in Los Cabos: A Neighborhood-by-Neighborhood Guide
Los Cabos is not one place. The 20-mile corridor between Cabo San Lucas and San José del Cabo contains eight distinct residential and resort communities, each with different character, different access, and different reasons to choose it over the others.
Most travelers default to Cabo San Lucas because they've heard of it. That's fine — it's the right choice for some trips. But for many of the rentals in this portfolio, the better answer is somewhere else on the corridor.
Cabo San Lucas
Cabo San Lucas is the most energetic end of the corridor. The marina, Medano Beach, the nightlife strip, and the arch are all here. It's walkable in the immediate marina area, loud on weekend nights, and best for guests who want action within walking distance.
Neighborhoods within Cabo San Lucas differ significantly. Tramonti is a hillside gated community 10 minutes from downtown with ocean views and resort amenities — it's the Cabo San Lucas option for guests who want the city's proximity without the density. Pedregal sits above the marina with city-light views and quicker access to the marina strip than Tramonti. Puerta Cabos is a walkable village community closest to the downtown core.
The Corridor Communities
Copala at Quivira sits on the Pacific side of the corridor, about 15 minutes from downtown Cabo. The Quivira resort complex includes a Jack Nicklaus Signature golf course, infinity pool terraces, and direct access to a Pacific beach. Guests who want resort amenities without being in the middle of Cabo San Lucas tend to land here. The beaches are not swimmable (Pacific side) but the pools make up for it.
Punta Ballena is a dramatic promontory community between the Pacific and the Sea of Cortez. Properties here have some of the most striking views in Los Cabos — the kind where both oceans are visible from the same terrace. It's quieter than the Cabo San Lucas core and somewhat removed from the marina.
San José del Cabo End
Palmilla is the most prestigious address on the corridor. The One&Only Palmilla anchors the community; the residential villas surrounding it have private beach access on the Sea of Cortez (swimmable) and proximity to the San José art district (10–15 minutes). It's expensive and quiet — the right choice for guests who want a true luxury retreat.
Las Mañanitas is a beachfront community north of Palmilla on the Sea of Cortez side. Families favor it for swimmable beach conditions and a pace that's removed from both urban centers.
Vistana is a residential estate community in El Tezal — the hillside between Cabo San Lucas and the corridor. It's not technically San José del Cabo, but it has the same quiet pace, views, and proximity to the San José art district and farm restaurants that make it a good fit for longer stays and remote work.
How to choose
For a couple: Palmilla, Punta Ballena, or Tramonti. The first two are quieter; Tramonti gives you city access.
For a bachelorette group: Tramonti or Copala. Both are close enough to Cabo San Lucas nightlife without putting you in the middle of it.
For a golf trip: Copala at Quivira (on the Quivira course), or Palmilla (near the Palmilla and Cabo del Sol courses).
For families: Las Mañanitas (swimmable beach) or Puerta Cabos (walkable to the town).
For a work-from-Cabo stay: Vistana or Palmilla — quieter, better internet infrastructure, less ambient noise.
